If you’ve been shopping around at Lennar new construction communities in Southwest Florida, you have probably noticed that Lennar started requiring financing pre-approval before offers would be accepted. We noticed it first in Timber Creek in Fort Myers, and it has been spreading to other communities, including Verdana Village now. This new approach from Lennar seems to be a way to qualify buyers before accepting their bids. Now they can feel better about a buyer’s true interest in the community and also know that they are financially capable of buying the home.
The good news is that I had buyers in Verdana Village go through the Lennar pre-approval process and it was quick and painless. They received the approval in under 24 hours, so it didn’t keep them from being able to submit their winning offer and secure their dream home.

Adding rules to the “offers” program isn’t unique to Lennar. A few months back, Pulte added a requirement that buyers needed to visit Verdana Village in-person and have a price quote before they could submit an offer or sign a contract. We were told they were finding that people would change their minds after visiting Verdana Village because they felt it was too far east. The “in-person” requirement would alleviate that issue. Today, we aren’t sure if that is still a requirement because the process seems to change quickly and often with Pulte.
