If you have been looking at new construction homes in SWFL with 1800-2200 square feet, there’s a good chance you’ve seen or even walked through Lennar’s Trevi, Venice or Marsala. Those are among their most popular floorplans, especially in Verdana Village in Estero, FL. With these homes, you get a lot of popular features included like 3+ bedrooms, an open floorplan with large kitchen island, a walk-in pantry, an oversized owner’s shower, generous closets, and of course all of the smart home technology always included in a Lennar home. With a lot, the Venice, Trevi and Marsala are usually priced between $525k – $625k without a pool in Verdana Village. However, we have helped buyers negotiate better than published pricing along with spending ample time helping them with details that the builders don’t have time to address.

But now the big news is that Lennar is releasing modified versions of these homes. The changes are slight on the Trevi and Venice, but they are removing the soaker tub in the Marsala – a long-requested change that should please many buyers! Here are all the details:

Venice II floorplan in Verdana Village

The Venice II will still be 1,849 square feet under air conditioning with 3 bedrooms, 3 full bathrooms and a 2 car garage. It will still have notable features like a large kitchen island with a single basin sink and a walk-in pantry. Construction on the new Venice II floorplan has not begun yet as so this post so we know they won’t be available until after Feb 2024 at a minimum. We expect pricing to be similar to where it is now around $540k to $565k depending on the lot. Contact us for details and the latest info!

Trevi II floorplan in Verdana Village

The Trevi has long been Lennar’s most popular Executive floorplan. It offers a lot of bang for the buck with 4 bedrooms, 3 baths and a 2 car garage. Like the Venice, the total square footage on the Trevi II will remain the same at 2,032 square feet under air conditioning. The floorplan changes are subtle like on the Venice too. The Trevi II will still have popular features like a large kitchen island with a single basin sink and a walk-in pantry. Construction on the new Trevi II floorplan has begun on some lots and the first one is expected to be available for move-in around January-February 2024. It will be on preserve lot #719 and is currently priced at $569,596 (subject to change and contact us to get reduced pricing on this home or any model).

Marsala II floorplan in Verdana Village

The Marsala is a popular upgrade from the Trevi because it has a kitchen island overlooking the backyard. If you have a gorgeous lake or private preserve view, you can really enjoy it from inside the kitchen of a Marsala home. In addition, buyers love the Marsala for the large wall of kitchen cabinets and the walk-in pantry. Those features in the Marsala II will stay the same! It will also continue to have 3 bedrooms plus a den, 3 baths, and a two car garage with a total of 2,201 square feet in air conditioning. The most notable change on the Marsala is that the soaker tub in the master bedroom has been removed. That space will now include an even bigger walk-in closet and walk-in shower. This has been a long time request of buyers, and we are happy to report that Lennar has made this change!

At this time, there are two Marsala II homes under construction. One is on preserve lot #793. The other is on nearby lot #789.
